How much does a custom closet cost in Orlando?
A reach-in starts at $1,500 installed. A walk-in with premium finishes usually lands between $5,000 and $15,000. Whole-home projects across several rooms run $15,000 to $30,000.
Another way to read it: installed systems in Central Florida run roughly $120 to $285 per linear foot of wall. Measure the wall your closet covers, multiply, and you will be within a few hundred dollars of your quote before anyone visits your house.
Why are custom closets so expensive?
Most of the price is not the material. A sheet of furniture-grade board is not expensive on its own.
What you are paying for is that every panel is cut to your wall instead of to a standard size, and that somebody measures, designs, builds and installs it. Roughly half goes to the panels and hardware, a quarter to the design and the cut list, and the rest to installation.
Drawers and lighting are what move a quote the most. Each drawer adds $150 to $400 installed, and lighting adds $200 to $800. That is why a number can nearly double without the closet looking twice as big.
Is a custom closet worth it?
If you are short on space rather than short on storage, yes. A designed system routinely doubles the usable capacity of the same square footage. Same wall, twice the clothes.
A flat-pack system from a big-box store runs $1,500 to $3,500 once you count assembly, so the gap is smaller than people expect. The difference is fit. Flat-pack comes in fixed widths, so you build around the boxes and lose the leftover inches at the ends and above.
If your closet is a clean rectangle in a standard size, flat-pack is a fair deal and we will tell you so. If it has a sloped ceiling, a light switch in the wrong place, or an awkward width, which is most closets, the custom system uses the space flat-pack has to give up.
Will a custom closet add value when I sell the house?
Not on the appraisal. Appraisers price square footage, land and comparable sales. A closet system is not in that math, and anyone who tells you it raises the appraised value is guessing.
It moves the other number. Buyers notice storage, and a home that shows as move-in ready sells faster and holds its asking price. Industry data puts the recovery at around half the cost, with the rest coming back as daily use.
How deep is a standard closet?
Twenty-four inches, measured from the back wall to the inside of the door. That is the builder standard and it is what most Orlando homes have.
Twenty-four is the minimum that actually works, because a hanger is about 22 inches wide. Anything shallower and the clothes sit at an angle and rub the door.
If you are framing new, 28 to 30 inches lets you add drawers or shoe shelves on the back wall without giving up the hanging.
How high should a closet rod be?
Single rod: 66 inches from the floor to the centre of the rod. Move it to 70 if you hang long coats or dresses.
Double hang: top rod at 80 inches, bottom rod at 40. That is the change that doubles the capacity of the same wall, and it is the first thing we do to a builder closet.
Leave at least two inches between the rod and the shelf above it, or the hangers will not clear.
How far apart should closet shelves be?
Twelve inches for folded clothes, and start the lowest shelf 16 inches off the floor so boots fit underneath.
Shoe shelves are different: first one 6 to 7 inches off the floor, then 8 to 10 inches apart. Wider than that and you are storing air.
Top shelf at 78 to 84 inches. High enough to stay out of the way, low enough to reach without a stool.
How long does the whole thing take?
Two things get timed separately, and mixing them up is where expectations break.
Design and production is the wait. Installation is the day. Most reach-ins install in four to eight hours. A large walk-in takes one to two days.
Ask for both numbers wherever you are getting quotes, so you are comparing the same thing.
Do I have to empty the closet first?
Yes, the night before. Everything: clothes, shoes, hangers, boxes. Installers cannot work around stored items and are not allowed to move your belongings.
It also helps to set up a rack or a spare bed for the hanging clothes, clear a path from the front door because long panels need room to turn corners, and leave an outlet free.
Leave the old shelving, the cleats and the rods. Those come down as part of the job.
What is it made of, and does it survive Florida humidity?
Furniture-grade melamine over a dense core, with edge banding on every exposed edge.
The edge banding is the part that matters here. Plain particle board with paper edges drinks moisture at the front edge, swells, and never goes back. It is the same failure you have seen on a bathroom vanity gone puffy along the bottom.
When you compare quotes, ask what the edges are finished with. It is the cheapest thing to leave out and the first thing to fail.
The wire shelving in my new build keeps pulling out of the wall. Can you fix that?
It is the most common call we get from homeowners in newer construction across Orange and Osceola.
Builder-grade wire shelving is usually anchored into drywall rather than framing. The anchors work loose under load, the shelf tips, and eventually it comes down with everything on it. It is not that you overloaded it.
Replacing it also recovers the dead air above that single shelf, which is where most of the lost capacity was sitting all along.
Why don’t you advertise a big discount?
Because a percentage off a number nobody publishes does not tell you anything. Forty percent off what?
